Concrete Sealer vs Concrete Coating: What's the Difference?

These two terms get used interchangeably, which causes a lot of confusion when people compare quotes. They describe fundamentally different approaches.
Penetrating protection
A penetrating product is absorbed into the pore structure of the concrete and works inside the material. There is no layer sitting on top, so the appearance usually stays close to the untreated surface.
Because there is no film, there is nothing to peel or delaminate. Wear shows up as reduced performance rather than visible failure.
Film-forming coatings
A coating builds a layer on the surface. That layer can add gloss, colour depth or a specific finish, and it forms a barrier above the concrete.
The trade-off is that a film is exposed to everything the surface is exposed to: traffic, UV, plow contact and moisture pressure from below. Where it fails, it fails visibly.
Choosing between them
The right answer depends on the surface and how it is used, not on which is better in general.
- Driveways and salted exterior slabs: penetrating protection is often the more durable direction
- Decorative interior floors: a coating may be chosen for appearance
- Previously coated surfaces: existing film must be addressed first
- Slabs with moisture movement from below: film-forming systems carry more risk
