How Long Does Concrete Sealer Last in New York?

There is no single number that answers this question honestly. A sealed garage floor that never sees a snowplow behaves very differently from a driveway that gets salted every winter, even when the same product is used.
What we can do is explain what drives the lifespan, so you can judge your own surface instead of relying on a marketing figure.
Product type matters more than brand
Broadly, concrete protection falls into two families. Penetrating products soak into the pore structure and work from inside the material. Film-forming products sit on top and create a visible layer.
Penetrating protection generally has nothing to peel, so it tends to fade gradually in performance rather than fail visibly. Film-forming coatings look impressive on day one but show wear, scuffing and edge lift where traffic and UV are concentrated.
Exposure in an Upstate climate
Freeze/thaw cycling, lake-effect moisture, UV in summer and deicing salt in winter all act on the same slab. A north-facing walkway that stays damp will behave differently from a south-facing driveway apron that dries out and bakes.
- Deicing salt and plow contact are the harshest combination for driveways
- Standing water and shade accelerate biological growth and staining
- Vehicle traffic and turning tires wear the surface faster than foot traffic
- Poor drainage keeps moisture in the slab year round
Surface condition and preparation at the time of application
A protection system can only perform as well as the surface it was applied to. If a slab was dirty, damp, previously coated, or already spalling, the result will not match a properly prepared surface — regardless of the product used.
This is why we assess the substrate before recommending anything. Condition, porosity, previous treatments and drainage change the recommendation.
How to tell when it is time to re-treat
The simplest field check is a water test. Pour a cup of water on a clean, dry area of the surface. If it beads or sits, the protection is still working. If it soaks in and darkens the concrete within a minute or two, the surface is absorbing again.
Other signals: new staining that did not used to happen, surfaces that get harder to clean, or coated areas showing wear paths.
